The proposed rear extension by reason of its inappropriate detail and design would result in development that would fail to appear subordinate to the host property, would fail to respect and respond positively to the original architecture of the host building and would fail to respond to the positive aspects of the local context and historic character in respect of built form. This would result in "less than substantial harm" to the character and appearance Lambeth Planning Telephone 020 7926 1180 PO Box 734 Facsimile 020 7926 1171 Winchester www.lambeth.gov.uk SO23 5DG planning@lambeth.gov.uk REFULZ of the Conservation Area, which would not be outweighed by the public benefits. Consequently, the proposed rear extension is unacceptable when assessed against policies Q5, Q11 and Q22 of the Lambeth Local Plan (2020- 2035) adopted September 2021 and the Building Alterations and Extensions Supplementary Planning Document (2015).

The proposed rear extension, by reason of its height and depth in relation to No.18 Prentis Road, would result in an undue sense of enclosure and loss of outlook and therefore an unacceptable impact on neighbouring amenity. The application is therefore contrary to Policy Q2 of the Lambeth Local Plan (2020-2035) adopted September 2021 and the Building Alterations and Extensions Supplementary Planning Document (2015).
