Why it was refused
Reason
As stated on the decision notice
1
By reason of its height, bulk, location and detailed design, the proposed side extension to create a new
home would detract from the host building, the terrace to which it belongs and wider townscape. The application is
therefore contrary to Policies Q5, Q11 and Q14 of the Lambeth Local Plan 2020-2035 (2021) and the Building
Alterations and Extensions SPD (2015).
2
The proposal would remove an acceptable level of private amenity space from the host dwelling and
provide an unacceptably low level of private amenity space for both the host and proposed new dwellings. As such

the proposals would provide a substandard level of accommodation and conflict with policies Q14 and H5 of the
Lambeth Local Plan 2020-2035 (2021).
3
In the absence of a Section 106 Agreement to secure the development as car-permit free, provision of a
car club membership and cycle hire membership the transport impacts of the development would not be fully
addressed, and it would fail to promote less private car ownership and sustainable travel. The application is
therefore contrary to Policies T1, T3 and T6 of the Lambeth Local Plan 2020-2035 (2021).
