The proposed outbuilding, by reason of its siting would fail to be set in by at least 1m from all site boundaries and would also cumulatively with the proposed and existing extensions on site, fail to retain at least 50 per cent of the garden, therefore the proposal is contrary to policy Q14 of the Local Plan (2021) and the Supplementary Planning Document on Building Alterations and Extensions (2015). The proposed rear extension, by virtue of its size and siting together with existing alterations would fail to be a subordinate addition which positively responds to the design of the original building. Insufficient information has been provided to demonstrate that there would not be an undue impact on the sunlight and daylight received by neighbouring properties. Additionally, by virtue of the failure to retain 50% of the garden and the resulting increase in built footprint the proposed development would result in an undue sense of enclosure for the adjoining property contrary to policies Q2, Q5 and Q11 of the Lambeth Local Plan (2021).
