The proposed rear end extension by reason of design and materials fails to comply with policies Q5, Q11 and Lambeth's Design Guide SPD. The proposed infill extension by reason of material would be a harmful addition failing to remain lightweight in appearance and be subordinate to the host property. As such the proposed development results in a low level of less than substantial harm to the character and appearance of the host building, terrace and wider conservation area. No public benefits have been identified which outweigh this harm. As such the development is contrary to policies Q5, Q11 and Q22 of the LLP (2021) and the Lambeth Design Lambeth Planning Telephone 020 7926 1180 PO Box 80771 www.lambeth.gov.uk London planning@lambeth.gov.uk SW2 9QQ REFULZ Guide SPD. Insufficient information has been submitted with regards to the double glazed replacement window to demonstrate that the replacement window would accurately replicate the existing in terms of material, profile, detail and thickness. The submission fails to include full detailed drawings, including sections, at a scale of 1:5 and 1:20 of both the existing and proposed window. Contrary to policies Q5, Q111 and Q22 of the LLP (2021) and the Design Guide SPD (2023)
