The proposed single storey side extension, by virtue of the excessive height, scale, bulk, massing and design, would form an overly dominant and incongruous form of development, one which fails to read as subordinate to the host building. Furthermore, it would have a detrimental impact upon the buildings style and character, and would fail to respond positively to the character and appearance of the wider area. The proposal would therefore be contrary to the aims and objectives of policies Q2, Q5, Q8 and Q11 of the Lambeth Local Plan (2021).

The proposed full height, fully outward opening window on the front elevation serving the bedroom at ground level, would be an incongruous addition to the detriment of the character and appearance of the host Lambeth Planning Telephone 020 7926 1180 PO Box 80771 www.lambeth.gov.uk London planning@lambeth.gov.uk SW2 9QQ REFULZ building and wider terrace. Furthermore, it would facilitate the creation of a self-contained unit, separate and apart from the original dwellinghouse at 71 Herne Hill Road. This is contrary to policies Q2, Q5, Q8, Q11 and H5 of the Lambeth Local Plan (2021).
