Why it was refused
Reason
As stated on the decision notice
1
The proposed front roof extension and creation of an additional roof ridge, by reason of their design and
appearance would constitute an overly dominant and incongruous form of development. The proposal fails to
positively respond to the architectural integrity and roof form of the host buildings. As such the proposal is contrary
to Policies Q5 and Q11 of the Lambeth Local Plan (2021) and Paragraph 4.99 of the Lambeth Design Guide Part 4
(2023).

2
In the absence of the provision of a BRE-compliant Daylight and Sunlight Assessment, the proposed front
roof extension and creation of an additional roof ridge, by reason of their siting, may result in adverse impacts to
the available daylight and sunlight to the side-facing rooms within the neighbouring property no.28 Sunset Road.
As such the proposal is contrary to Policy Q2 of the Lambeth Local Plan (2021).
