Application
What is it?
Application for Listed Building Consent due to the impact on neighbouring listed building (No.24 Groveway) as a result of proposed application for the proposed erection of a 5 storey front extension to the existing house (No.26 Groveway) along with other associated alterations. (Please note: The reference number for this Listed Building Consent application is 25/02449/LB but there is also an associated application for Full Planning Permission related to these works with reference number: 25/01781/FUL.)
Documents open on the Lambeth portal (the portal needs its documents tab opened first — the link handles that). View the application page ↗

Why it was refused
Reason
As stated on the decision notice
1
The proposal would result in less than substantial harm to the special interest to the listed building No.24
Groveway due to its excessive height, bulk and architectural detailing, fails to remain subordinate to the host
building and results in a visually dominant and disproportionate addition, which is not outweighed by any public
benefits or heritage benefits. The proposal is therefore contrary to policies Q20 of the Local Plan (2021) and the
'Lambeth Design Guide' Supplementary Planning Document (2023) and fails to accord with the advice contained
within the NPPF and the Planning (Listed Buildings and Conservation Areas) Act 1990.
