Alteration to existing recessed terrace on the top floor including covering with timber framed glazed canopy, replacement of railing with a timber framed glazed balustrade and openable windows to enable use as a winter garden. Replacement of uPVC window on the top floor for timber casement window to match the proposed winter garden. Conversion of the existing flat roof above the three-story rear outrigger into a roof terrace and replacement of the window with a traditional timber-framed glazed door and fanlight to match those at Neighbour's No. 7. Installation of black metal railing, to matching those at No. 7. Increase of the height of the outrigger to match that of No. 7 and No. 3, creating a raised parapet onto which the proposed railings will be fixed.

Please see the attached plan of the front garden at 1 North Road. We are seeking permission to remove the following trees (which have been highlighted in yellow on the plan and underlined in red) - Semi-mature Sycamore tree (15m approx.) Semi-mature Sycamore tree (10m approx.) Deformed Hornbeam tree leaning heavily towards the house (5m approx.) Poor condition conifers x 2 (3m approx) The Sycamore trees are already too large for their position and are removing a lot of light from the property. As they continue to grow the roots will become a problem, both within the garden and also under the path / road adjacent to the property. We think that the roots are already disturbing our boundary wall with the neighbouring property. We intend to replace the 2 Sycamore trees with one smaller tree (probably an Amelanchier Ballerina ) which is more appropriate for the space. The Hornbeam tree is unfortunately not growing in a sustainable way and has grown in a very twisted manner and will be inherently unstable as it enlarges. It is also already pushing over the boundary wall (together with the Sycamore roots). In essence there are 3 potentially very large trees growing in a space that is really only adequate for 1 small to medium tree. It is likely that the Sycamore trees are self-seeded. The conifers are the remnants of an overgrown hedge which we will replace with other foliage more appropriate for the space.

Works to tree protected by a TPO: Located in front garden over footpath Sycamore T1 (18M high, 800mm dia.) - Reduce the crown of the tree by up to 3 metres and back to the most recent points of reduction. Reason: To reduce proximity to the frontage of the property and reduce excessive shading to front garden area.

Works to tree protected by a TPO. T1 Chestnut Reduce the tree by 50% and reduce weight from the crown due to potential Impact over north grove and drive way Reason: To prevent any future problems considering the leaning of the tree and species of the tree. The tree is currently approx 10-12m high and 8-10m in width. We are keen to keep the tree at approx 10-12m in height but removing 3-4m in width removing the lean towards road and drive way thus straighten the tree somewhat. (The works to the two Lime trees will be considered under a Section 211 Notice)
